We had a few Sydney-based slate companies to repair the slate roof after storm damage, with not a great outcome, including cracked slates remaining and several leaks through, inferior workmanship..  I then called Oliver Stearman at Slate Roof Restorations who was able to fix all problems, including the  water leaks and secure the roof, without over- promising and under-delivering, which was a constant with the previous companies. Yes. Avalon sits at the northern tip of the Northern Beaches peninsula, which means roofs here are exposed to strong ocean winds, heavy seasonal rain, and persistent salt air, particularly on properties closer to Avalon Beach. These conditions put extra stress on fixings, flashings, and valleys. Using the right materials from the start, like copper fixings and lead flashings, makes a significant difference to how long a roof lasts in this environment.

For many older homes in Avalon, a full re-roof is the smarter long-term investment. When battens, sarking, and fixings have deteriorated, which is common in homes that have been through decades of coastal weather, ongoing repairs become a cycle that never fully resolves the underlying problem. We assess each roof individually and give you an honest view of whether a repair will hold or whether a full rebuild is the better option.

Avalon Beach sits within the Northern Beaches Council local government area, and some properties fall under heritage conservation provisions or the Pittwater Development Control Plan. If your home is listed or sits within a conservation area, materials, colours, and methods may all be subject to approval. We’re familiar with the requirements that apply in this part of Sydney and can help you understand what’s needed before work begins.

Avalon has a distinctive mix of older Federation and Californian bungalow-style homes, particularly on the streets running back from the beach. For these properties, natural slate with terracotta ridge caps is usually the most appropriate choice, both aesthetically and in terms of meeting any heritage guidelines. It’s a combination that looks right on these homes and performs well in the local climate.

Avalon is at the far northern end of the Northern Beaches, and not all Sydney roofing companies regularly work this far out. We do. We take on re-roofing and restoration projects across the Northern Beaches including Avalon, and we’re used to working on the kinds of older, character homes that are common in the area. You’ll deal directly with the people doing the work, not a sales team.

Most projects take between four and six weeks from scaffolding to completion, depending on the size and complexity of the roof. Avalon’s location means logistics, including materials and access, need a bit more planning than inner-city jobs, but this is something we factor in from the start. The property can remain occupied throughout, and we manage the staging to keep disruption to a minimum.
